HOLIDAY RESIDENCE IN NORTHERN EUBOEA FOR SALE

The house is placed on the northernmost tip of Euboea (2^nd largest Greek island).

Placed on a mild hill side, providing a majestic view of the sea and the southern coasts of Magnesia (Thessaly), the house pops out of a lush pine forest and offers excellent opportunities for carefree and relaxing vacations.

The Beach is reachable on a 10 minutes’ walk and comprises by half of pebbles and by another half of sand, with the picturesque. All other neighboring beaches are also small natural wonders thanks to the open blue Aegean Sea ahead. The climate of the region is Mediterranean and healthy, decisively contributing in the rich flora and fauna, and in general the natural beauty of the place.

The geographic position of the residence is perfect for excursions in northern Euboea, among others at the historic towns of Istiaia, Orei and Artemision (where the homonymous Naval Battle in Ancient Times took place), the famous for its spas town of Aidipsos, the golden sand beach of Ellinika, the touristic resort of Pefki, the Agia Anna Beach (longest beach of the whole island, with multicolored pebbles) and finally the Holy Church of Saint John the Russian.

By ship, you can visit (departing from Pefki) the beautiful Sporades islands, i.e. Skiathos, Skopelos and Alonnisos,  the unique Lichadonisia (from Agios Georgios or Kavos).

The residence is reachable (from Athens) either (1) via the motorway E75 (until Chalkida) and then the national roal 77 (heading to northern Euboea), where the route alternates every few kilometers among mountains, rivers and traditional villages, or (2) via the motorway E75 (further on) and the ferry transit Arkitsa – Aidipsos. The final part of the route to the house (regional road) is also covered by asphalt.

A plethora of choices in outdoor activities and sport could not be missing from such a combination of vast green mountains and open blue sea. Trekking, bike touring, swimming, (spear) fishing, photography is recommended for single persons, while windsurfing, kitesurfing (Artemision, Vasilika), jet skiing, scuba diving (Agios Georgios, Lichadonisia), sailing (Orei), horse riding (Agia Anna, Kamatriades) for larger groups (offered as organized activities). Occasionally, cultural events and traditional festivities take place setting the time aback. To cut a long story short, the region can meet up the expectations of the most demanding admirers of Nature or fans of water sports.

The land plot has a size of 2.218,50 m² and there is of course plenty of car parking space, especially under the natural shadow of a large walnut tree.

The house itself is spacious with dimensions of 81m², a veranda of additional 27m² and a warehouse of 15m².

The building license was issued at the end of 1989 and is accompanied by a relative building permission from the regional archeological authority. The afore mentioned building license also covers a potential wooden roof with tiles above the present one, as well as a warehouse (already built in 1994).

The construction quality has been excellent.

Dynamites were used for 9 days, in order to flatten and prepare the rocky surface, before the actual construction of the house could start. At the end, more than half of the house basements were placed on solid rock. During construction, reinforced concrete was used, for an even better foundation of the building.

Furthermore, tons of river pebbles (in a double layer) were also used under the building for a better isolation against humidity.

The house frames are all made of solid wood.

The walls have been built so as to provide total insulation to the building. In this way, although it is placed inside the forest and next to the sea, there is no single trace of mold. Moreover, the walls have a thickness of 28,5cm comprising of the following layers: a) white plaster, b) black plaster, c) bricks, d) styrofoam, e) large bricks and f) reinforced plaster (black cement, lime & sand). As a result, not even a nail of steel can penetrate the wall! Their surface is white and has a beautiful rough look with a finishing of white cement, marble dust and lime.

The house is supplied with electrical power by the Public Power Corporation and with running water by a private bore hole (1 sec pump – drinking water quality confirmed by the Chemical State Laboratory).
